State Of The Real Estate Market In Eastern Pennsylvania

As many of you know, I am a Realtor who lives in Bucks County Pennsylvania. I represent buyers and sellers and handle clients in Bucks, Montgomery, Philadelphia, Lehigh, Northampton, Berks, Chester and Delaware counties. Even though that is a big territory to a lot of realtors, with as organized as I am, and with my support staff, I am able to maximize my time in each location and I am often able to serve more than one clients needs at a time. That being said there are a lot of similarities that all of these counties share, most importantly that the Real Estate Market is Very Strong.



Properties that are priced correctly in the area are selling quickly due to a lack of inventory. Location is always important but for many homebuyers who are now able to work from home and with the internet connecting rural Americans to big cities, the biggest factors facing many buyers is Quality of life, and how much can they get for their buck. Homes that are in clean safe locations with good school systems are in high demand. Adult communities are in high demand. Fixer-uppers are in high demand. Basically anything priced correctly is receiving lots of attention.

This is one of the reasons that it is crucially important to consult with an experienced agent and that they know and understand your needs. I have had listings that get dozens of showing requests in the first week, and others that did not. Sometimes the market will tell you if you're priced too high or need to offer buyers some incentives.

Properties that are well described can also help you sell for the most money. If the roof is brand new, don't hold back on telling everyone. Anyone that has ever had a leaky roof  or had to replace one will put a little star next to your address. If you've remodeled a 60 year old home don't just assume that the buyers will be able to tell that from the photos. Talk about the plumbing that you've upgraded, the fact you've connected to a public sewer system and that you also have great internet options available for prospective buyers. Attention to details and proper marketing are important for getting the most money from your sale, but if you describe the property correctly it will help the people looking for it find you !

We are also coming upon the strongest months to list a home for sale. Don't wait if you're thinking of selling. As the old saying goes, strike while the iron is hot !

I would be Mrs. Captain Obvious if I repeated the fact that buying a house is a major financial decision. Because of that no one should go into it without doing their homework. One of the most important things a realtor can do for their client is to get them the information and opinion that helps them come to a decision.
